      <image:title>The Attic - Beyond Builder Grade Part 1 - Make it stand out</image:title>
      <image:caption>The original cream-colored cabinets had yellowed with age. The universal use of dark speckled granite, cabinet knobs in lieu of any cabinet pulls, basic lighting, and brown travertine backsplash were typical builder-grade selections commonly found in homes from this era.</image:caption>
    </image:image>
    <image:image>

      <image:title>The Attic - Beyond Builder Grade Part 1 - Make it stand out</image:title>
      <image:caption>Notice the detail of the original kitchen cabinetry which created a heavy, overly formal kitchen atmosphere. Some describe this as “fancy Shaker” because the classic style has been dressed up with a beaded inset door, brown glaze over the paint finish, and a raised panel. In this picture we can see the raised panel is separating from the stile, an area that is difficult to repair.</image:caption>

      <image:title>The Attic - Beyond Builder Grade Part 1 - Make it stand out</image:title>

      <image:title>The Attic - Beyond Builder Grade Part 1 - Make it stand out</image:title>
      <image:caption>Short cabinetry in the original kitchen created some strange elevations and left a void in the middle that collected odds and ends. We’re not saying that a bar function was calling to us in the updates. But we might have heard a bar function whispering to us in the design process.</image:caption>

      <image:caption>We love a good challenge! <image:title>The Attic - A Modern Kitchen in a Traditional Home - Make it stand out</image:title>
      <image:caption>A handful of new kitchens can successfully incorporate an authentic heirloom or an antique on occasion. This kitchen included a new freestanding cabinet that was distressed to appear old. We call this “fake old” because it’s a modern counterfeit. Unfortunately, in this instance, it was intended to hide problems with stock cabinetry and unresolved layout problems.</image:caption>

      <image:title>The Attic - New Kitchen Plans</image:title>
      <image:caption>The twenty year old kitchen we replaced. Illuminating the ceiling with lights mounted on top of the wall cabinets was one of several curiosities in this kitchen. A 3” tall backsplash is not as useful as a full height backsplash and creates an artificial break under the wall cabinets. Mediocre quality cabinets do not allow for easy repairs or refinishing. Also, mixing yellow wall paint and multiple brown tones in the same space is likely to create a muddy visual best avoided in the kitchen.</image:caption>
    </image:image>

      <image:title>The Attic - New Kitchen Plans</image:title>
      <image:caption>A view of the Berlin honed quartzite countertops and cooktop placement. One key is a hood vent that provides sufficient air movement and exhaust to the exterior of the house. A microwave over the cooking surface is not adequate ventilation for much more than making mac-n-cheese. Quartzite is a durable material for kitchen counters, and Berlin features a charcoal grey color with subtle white veining.</image:caption>

Don't pay attention to the icky shag carpet on the floor of the bathroom. If you have carpet in your master bathroom, you can contact us for fast-track counseling. No judgement at all. It happens to the best of us. We'll work through it, together.</image:caption>

The previous homeowners had installed a separate 75 gallon water heater solely for the purpose of filling this koi pond. <image:title>The Attic - Winnetka Colonial Chronicles, Part 8</image:title>
      <image:caption>The typically oversized living room is always a bit tricky in colonial homes of this age, but we added lighting to complement the natural light from the large windows and refinished the fireplace which had previously featured painted brick.</image:caption>

      <image:title>The Attic - Winnetka Colonial Chronicles, Part 8</image:title>
      <image:caption>One way to reduce the "bowling alley" effect of the large colonial living room is to create some visual separation. In this example, we added french doors and a coffered ceiling to separate the study from the living room. We also added a passage to the kitchen to improve the flow of the house.</image:caption>

      <image:title>The Attic - Winnetka Colonial Chronicles, Part 8</image:title>
      <image:caption>Another view of the study. The tightly compartmentalized floor plans of older homes are often incompatible with how families live today, so it's common to merge small spaces that are closed off and divide other spaces that are unusually large.</image:caption>

      <image:title>The Attic - Winnetka Colonial Chronicles, Part 8</image:title>
      <image:caption>The kitchen was a prime example of adapting the layout to today's family: small, dark and closed off by a wall where the refrigerator is now, the new kitchen benefitted from a more spacious expansion, as well as new appliances, cabinetry, and lighting.</image:caption>

      <image:title>The Attic - Winnetka Colonial Chronicles, Part 8</image:title>
      <image:caption>A good layout is vital because so much of family life occurs in or near the kitchen. If possible, we like to make kitchens comfortable for two or more people to work together. Pathway widths of 44" between range and island and 46" between sink and island are shown here. An eight foot island ensures plenty of counter space for food prep and seating for four.</image:caption>

      <image:caption>My 8-year old instinctively picked a good spot for reading. It feels a little like discovering buried treasure when I think that this attic was creaky, dark, and poorly insulated for more than 90 years. Sometimes unusual spaces have a purpose waiting to be revealed, or they must be pre-planned in new construction before the architect erases them in the quest for efficient space utilization.</image:caption>

      <image:caption>This wine cellar was created to hold hundreds of bottles in different formats behind insulated glass and a special door with a thermal break in the frame to maintain 55 degrees fahrenheit and controlled humidity. The walls and ceiling are fully insulated to help the cooling unit operate efficiently. The custom wine storage unit is a modernized take on the traditional dark wood cabinetry.</image:caption>

      <image:title>The Attic - A Wine Cellar</image:title>
      <image:caption>One design problem with wine cooling units is that they often project out of the wall much like a window-mounted air-conditioner. In this instance, we built a custom shelving unit with a grill to allow for additional storage, air transfer, and better visuals. Removable panels allow for easy access to the wine cooling unit if it needs service.</image:caption>

      <image:caption>Framing the attic, formerly used only for storage. We increased the depth of the studs to accept eight inches of closed-cell spray foam insulation. This helps an old house stay warm in the cold months and adds some structural support. We used the stairwell as a natural divider between bedroom or office and flex-space.</image:caption>

      <image:caption>The air-handler is now running efficiently in an enclosed space behind the two short doors, and the stairs are behind the half-wall under the lantern light. The view of the locust tree from the new picture window gives you the feeling of floating among the trees, so we named this attic space "the treehouse." One of our daughters decided it most closely resembles a "fairy castle." Despite my limited experience with fairy castles, I'm okay running with that, too.</image:caption>
